Why FM Teams Call NZR for Floor Springs
Most entrance door failures come down to a floor spring, pivot or closer. Diagnose it right and it's usually a one-visit fix.
Parts on the Van
Common AXIM, Dorma, GEZE and Alpro floor springs, pivots and closers carried, so most doors are fixed first visit.
Diagnosed Properly
We check the spring, pivots, top centre and floor box, not just the part that's easiest to reach.
Same-Day Attendance
Same-day for urgent failures where possible, with a 24/7 line when the entrance can't be secured.

Both floor springs replaced and maglock aligned
- The brief
- A double glass entrance in a City office was failing to close and hold, affecting security on the floor.
- What we did
- We set up a barriered zone, removed both glass leaves, replaced the two floor springs, reinstalled the doors and aligned the maglock.
- The result
- Both leaves now close and hold correctly and the maglock engages first time.

Floor Spring Repair FAQs
What is a floor spring?
A floor spring is the closing mechanism set into the floor under a glass or aluminium door. It controls how the door swings, how fast it closes and whether it holds open. Most busy shop and office entrances use one.
How do I know if my floor spring has failed?
Common signs are a door that swings past closed, slams, won't latch, feels very heavy, has dropped onto the floor, or has oil around the floor box. A failing spring can stop the door locking, so it's worth getting it checked quickly.
Which brands do you repair?
We work on most commercial floor springs, pivots and closers, and carry common AXIM, Dorma, GEZE and Alpro parts so most doors are fixed on the first visit. If a part has to be ordered, we make the door safe in the meantime.
Can you repair it the same day?
Same-day attendance is usually possible for urgent failures across London. For a door that can't be secured, call our 24/7 line on 07503 379 215.
Should the floor spring be repaired or replaced?
Leaking or broken springs are normally replaced, as they're sealed units. Springs that still work but close badly can often be adjusted. We'll tell you which on the visit and photograph what we find.
Do you replace pivots and top arms too?
Yes. Worn bottom pivots, straps, top centres and top arms often fail alongside the spring, and we replace them on the same visit where needed.
Do you work outside opening hours?
Yes. We can attend early mornings, evenings and weekends so shops, restaurants and offices aren't disrupted.
Can you service floor springs on a maintenance plan?
Yes. Planned maintenance catches worn springs and pivots before they fail. See our planned maintenance page or ask us to survey your sites.
